GENERAL RULES FOR CAPE ROC CONDOMINIUM ASSOCIATION OWNERS, TENANTS, AND GUESTS

THE FOLLOWING RULES HAVE BEEN ESTABLISHED FOR THE PROTECTION, CONSIDERATION, AND SAFETY OF ALL PERSONS ON THE CAPE ROC PROPERTY.
• PARKING: Only one vehicle per unit is allowed to park in the parking lot from Memorial Day to Labor Day. Snow forecast ALL vehicles ONLY park NJ Ave side until lot is plowed.
• NUMBER OF OCCUPANTS: Fire Code regulations limit overnight occupancy to a maximum of 6 people, including children and infants.
• PETS: In accordance with the By-Laws, “NO pets are allowed for renters and/or guests.”
• RAILINGS: Nothing on all railings, NO drying anything on patio common furniture. NO Drying Racks in common areas.
• SMOKING: Smoking areas are limited to the designated smoking areas on each patio, which are against the railing located parallel to the Parking Lot. Between Memorial Day Weekend and Labor Day Weekend only, smoking is not permitted in the designated areas during the dinner hours of 4:00 p.m. and 7:00 p.m. Smoking is not permitted at any time on the walkways, balconies, pool area, or on any other areas of the patios.
• NOISE: Noise from electronic devices such as Radios, TVs, CD Players, and other devices must be played at moderate volume levels. Quiet hours are from 10:00 p.m. to 8:00 a.m. in accordance with the City of Cape May Ordinance. No loud talking, noise, or music playing is permitted during this time.
• GAS GRILLS: The grills may be used from 8 A.M. until 10 P.M. You must be 16 years or older to operate the grills. You must clean the grill after each use, so they are usable for the next person. Do not monopolize the grills during peak use hours. Place all resulting trash in the container provided next to the grills or in the trash room. NO personal grills are allowed.
• BICYCLES: Bicycles must be stored in the bike racks located in parking lot or in your unit with owner approval. Please lock all bikes placed in the bike racks. (CAPE ROC IS NOT RESPONSIBLE FOR LOST OR STOLEN BIKES.)
• WALKWAYS: Walkways must be kept clear. No items can protrude beyond the chair outside. Glassware is not permitted on any walkways.
• SKATEBOARDING, ETC.: Skateboarding, bicycles, frisbees, balls, roller blades, roller-skates, and scooters are strictly prohibited from being used on the patios, walkways, and parking lot of Cape Roc Condominium.
• CHILDREN: Supervise your children. IT IS NOT CAPE ROC’S RESPONSIBILITY TO MONITOR THE ACTIVITIES OF YOUR CHILDREN.
• CHILDREN UNDER THE AGE OF 16: Children under the age of 16 must be accompanied by an adult when using the elevator or pool.
• BEACH: When returning from the beach, there is a hose provided at the Brooklyn Ave entrance to the grounds. Please use the hose to remove all sand from yourself and your articles. Turn off the hose after each usage.
• RECYCLABLES: Place ALL recyclables in the recycling containers provided with cardboard boxes broken down. They are located on each floor in the garbage rooms. Recyclables are not to be plastic bagged.
• TRASH: Trash must be bagged in plastic garbage bags and tied, then taken to the trash containers located on each level. Owners must place construction trash in the dumpster.
• WINTER HEAT SETTINGS: The heat must be set at a minimum of 50 degrees in each unit from December 1st to March 31st every year.
·RENTALS: During the summer months (June through August) a maximum of six (6) people will be allowed in a unit and rentals shall be on a weekly basis (minimum).
• POOL RULES: The pool rules are noted below and are also posted in and around the pool area.
· ELECTRICAL CORDS: No personal electrical cords usage allowed on common property

RECYCLABLES:
Recyclables are not to be bagged, only approved Cardboard, containers, cans, bottles and returnable beverages are permitted. We have to comply with Cape May County laws and ordnances. Cape Roc is a Commercial account and must abide by commercial rules, not homeowner rules which our more lenient vary by local governments..
NO PLASTIC BAGS ARE ALLOWED WITH THE RECYCLING PRODUCTS
All recycling must be loose in the receptacles or the whole container will not be picked up.
Anyone disposing of cardboard boxes must break them down and place in the recycle cans.

TRASH:
Only “allowable Trash” can be put in the trash rooms on each floor for the dumpster at Cape Roc”. Trash must be bagged in plastic garbage bags and tied, then taken to the trash containers located on each level.
ALLOWABLE TRASH:
The only acceptable trash are bags from the units that contain:
Household food waste,
Paper, napkins, etc.
Food packaging.
Scraps of food
TRASH NOT ALLOWABLE:
NO FURNITURE,
CONSTRUCTION MATERIALS,
PLUMBING FIXTURES,
MATTRESSES,
ELECTRONICS,
PAINTS SOLVENTS OR OTHER LIQUIDS
NO MEDICAL WASTE
NO HAZODOUS WASTE.
Fine’s start at $200.00 per incident or occurrence.

SELF ENFORCEMENT OF THE RULES BY OWNERS. VIOLATER’S WILL BE ASKED TO COMPLY. IF THEY DO NOT, THE OWNER WILL BE NOTIFIED AND THEIR PRESENCE AT CAPE ROC WILL BE PROHIBITED IN THE FUTURE. IF NECESSARY, THE MANAGEMENT WILL CALL THE POLICE. OWNERS ARE EXPECTED TO OBEY AND ENFORCE THESE RULES. OWNERS ARE RESPONSIBLE FOR THEIR RENTERS, GUESTS, AND VISITORS AND MAY BE SUBJECT TO FINES IF THEY DO NOT COMPLY WITH CONDO REGULATIONS.

This pool is not required by New Jersey State Law to have a lifeguard.
• Pool hours: 9:30 a.m. to 8:00 p.m., with an “ADULTS ONLY” swim from 9:30
a.m. to 10:30 a.m. ⮚ Swim at your own risk.
• NO swimming alone.
• Persons under the age of 16 must be accompanied by an adult (18 years or older). ⮚ Parents or
Guardians are responsible for their children in the pool and pool area.
• NO smoking in the pool and pool area.
• NO glassware, food, snacks, or candy in the pool or pool area.
• Wash off sand before going into the pool.
• Children not potty trained must wear a diaper that is specially designed for immersion in water.
Any “accidents” in the pool must be cleaned up by the parent or guardian immediately or a fine will
be imposed.
• NO large boogie boards or floats allowed in the pool.
• NO chairs near the shower area.
• NO towels on railings.
• NO ball playing or rowdiness in the pool.
• Close pool gates when entering or leaving the pool area.
• Refrain from using the pool when sick or ill.
• Any open wounds must be fully covered with a waterproof bandage.
• Pool closed during adverse weather conditions. Immediately evacuate pool and pool area during
thunder and lightning
• The baby pool is for children only and must be supervised by an adult.

“WARNING – Pool is not staffed by any Lifeguard or pool attendant. Users of the pool assume all
risk of use.”

On behalf of the CRCA Board of Directors please find the new smoking policy which was recently approved at the last Board Meeting. We ask everyone to please become familiar with this policy and ensure your tenants are familiar with this policy please.
Designated smoking areas are limited to the designated area on each patio against the railing located parallel to the Parking Lot. Between Memorial Day and Labor Day only smoking in the designated areas will not be permitted between 4:00 – 7:00 PM (dinner hour). Smoking is not permitted at any time on walkways, balconies, other areas of the patio(s) or the pool area

Jack Kirwin is the point of contact for our property, he is in charge of the maintenance department, coordinating work orders, maintenance staff and sending any notices to the owners. Any work requested inside the unit will be billed to the owner or responsible party. If you need to request maintenance for the Cape Roc property or in your units, please email workorder@cabreracompanies.com and attach a photograph if possible.
The Cabrera office is closed on Sundays year round and major holidays for administrative work, maintenance support available with the team still out and about.
